What to Expect When Buying a New Home

Choosing your New Home

Our dedicated sales executives will talk to you about the homes we have available and answer any questions you may have. When you are ready to reserve, we will ask you to complete a reservation form and pay a reservation fee to secure your new home.

From there, your personal buying journey begins. On this page, we give you an outline of the steps involved. Once you have secured your home, your sales executive will provide you with a document explaining the next steps in more detail.

The Team

Each of our developments has a dedicated team looking after you and the build of your future home. Your site sales executive is highly trained and experienced and is always available to help. They will guide you through the whole process, from choosing your home to the exchange of contracts and transfer of ownership (referred to as legal completion), all the way to moving day.

The site project manager leads a team of skilled craftspeople and is in charge of construction. In addition, your future home will be inspected at various stages by the National House Building Council or an equivalent body within the building industry. This process will ensure that the highest standards are achieved and is backed by a ‘Buildmark’ warranty.

Legal & Financial

Once you have chosen a home with us, we guarantee it will not be offered to anyone else and that the original price will remain fixed throughout the agreed reservation period.

It is a condition of our reservation agreement that you conclude missives (exchange contracts) within the agreed period. At each stage you will receive a phone call from your Hayhill Developments sales executive to confirm that you have met with the necessary requirements. These calls are also a great opportunity to update you on the progress of your new home.

Most people buying a new home require a mortgage. If this is you, we can put you in touch with New Homes Mortgage Specialists, an independent organisation that assists hundreds of our clients every year.

After You have Reserved Your Home

Welcome Meeting

Within 7 days of reservation you will be invited into our offices for a welcome meeting. This is when we talk you through the features of your future home in greater detail so you really understand what you’ll be getting with your new house. As we said above, there are no hidden surprises! Your sales executive will arrange a time for the meeting that is convenient for you. The meeting will cover all the information regarding both indoor and outdoor spaces of the house. The site project manager will also be in attendance to answer any questions you may have about the construction of your new home.

Make It Your Own

All our homes come with a choice of top-quality finishes. From door handles to bathroom tiles, we have an excellent selection of finishes for your new home. We understand that you want to personalise your home to suit your taste which is why a Hayhill house is a canvas to make your mark on. Although the range of finishes that can be personalised will depend upon the stage of construction, your sales executive will be happy to discuss the options available to you. Please note that all selections must be completed within 4 weeks of reservation.

Plan Your Move

It is important to get organised for moving day as early as possible. This is why you will be given an anticipated date of entry when you reserve your house - it is advisable to start planning your move shortly thereafter. The sales executive will keep you updated on your new home’s progress, so you can make sure everything is on track for your move. The exact date of entry will be provided once your property has been inspected by the local authority and NHBC.

New Home Demonstration

Prior to legal completion you will be invited to visit your new home. The sales executive and project manager will accompany you and take time to explain your property in detail. During this visit, they will show you how to work the central heating, hot water system, appliances, sanitaryware, windows/door locking systems, safety features and talk you through drying out the new home and externals. This is also a good opportunity to ask any questions you may have about your new home.
